National Auction Clearance Rates Remain Below 50 Per Cent
Capital city auction markets are struggling, with clearance rates consistently failing to reach the 50 per cent threshold as buyer demand wanes.

The Australian property market is facing a sustained period of weakness, with preliminary national auction clearance rates recently recorded at 48.4 per cent. This result follows a trend where final clearance figures have remained below the 50 per cent mark for 19 of the past 21 weeks.
Market analysts note that this level of performance is the weakest observed since the early stages of the pandemic lockdowns. The persistent lack of successful auctions highlights a significant shift in sentiment, as buyers become increasingly cautious in the face of broader economic uncertainty.
In specific capital cities, the results have been particularly stark. Brisbane recently recorded the lowest clearance rate among the major capitals at 25.2 per cent, while Sydney has seen its clearance rate slip below 50 per cent for the first time in 12 weeks.
For sellers, these figures indicate a challenging environment where properties are taking longer to sell and competition is thinning. Buyers, conversely, may find themselves with more negotiating power as the volume of successful auctions continues to decline across the country.
