Preliminary auction clearance rates have fallen to 47.2 per cent, signalling a cooling market as buyers navigate economic uncertainty.

The national auction market is showing signs of weakness, with preliminary clearance rates dropping to 47.2 per cent. Industry experts consider any result below 60 per cent to be a clear indicator of a falling market, highlighting the current challenges for vendors.

Despite a reduction in the number of properties going under the hammer, success rates remain low. There were 1,735 homes listed for auction, representing a 7.3 per cent decrease from the previous week and a 17.7 per cent decline compared to the same period in 2025.

Sydney remains the strongest of the major capitals, recording a preliminary clearance rate of 53.8 per cent. In contrast, Brisbane has struggled significantly, with only 26.2 per cent of auctions resulting in a sale, marking the weakest performance among the capital cities.

The shift in buyer behaviour is largely driven by anticipation of further interest rate hikes and broader economic uncertainty. Prospective buyers are exercising greater caution, leading to a noticeable decline in sales activity across the country.

For those looking to sell, the data suggests that the market is currently favouring buyers who have the patience to wait for the right opportunity. With fewer successful auctions, sellers are being urged to adjust their expectations to align with current market conditions.
